Job Description
ASSISTANT DIRECTOR OF MAINTENANCE
PURPOSE:
To provide day-to-day direction, operation and management of the maintenance unit
reporting directly to the Director of Maintenance. The unit is responsible for
preventive and corrective maintenance; routine and major alteration, renovation and repair of all BNYDC occupied and unoccupied buildings and grounds; roadway, sidewalks, water, and steam.
MAJOR RESPONSIBILITIES:
Perform routine and periodic inspection of systems, buildings, etc to determine conditions; evaluate and recommend best application of methods to correct problems, deficiencies, breakdowns, malfunctions, etc.
Review job orders or work requests and schedules; estimates man hour, material and equipment; prepares requisitions.
Interpret specifications, blueprints or other instructions to workers; assign duties to work crew; supervise and evaluate workers performance; enforce company policies and safety regulations.
Establish or adjust work procedures to meet schedules; analyze and resolve work problems or assist workers in solving work problems.
Initiate or recommend ways to motivate workers to maintain or surpass production schedules.
Maintain time and production records.
Recommends personnel action, such as promotions, transfers, discharges and disciplinary measures. Confers with Shop Steward to resolve grievances.
ADDITIONAL DUTIES:
Confers with the Director of Maintenance to coordinate activities of various departments.
May set up machines or equipment depending on knowledge or skills.
May inspect materials.
May use hand and power tools.
Perform other duties pertinent to the maintenance of the Complex as assigned.
