Manager
Summary
Brooklyn Navy Yard Development
Corporation (“BNYDC”),
a not-for-profit corporation that manages and develops
the Brooklyn Navy Yard as an urban industrial park, is
seeking a Project Manager/Construction Manager (“PM/CM”). The
company has annual revenue of approximately $25 million,
and has approximately 150 employees.
BNYDC is a growing, entrepreneurial
organization with an increasingly high profile in real
estate development, leasing and property management
in New York City. BNYDC
is undertaking its largest building campaign since World
War II – seven new buildings totaling approximately
3 million square feet of industrial space, reconstruction
of over 2,500 linear feet of deepwater bulkhead, rehabilitation
of new utilities in over five lane-miles of roadway,
and a comprehensive program of façade and roof
restoration throughout the Yard’s largest multi-tenanted
buildings.
The successful candidate for
this position will assist the organization by managing
some of the development and rehabilitation projects
during this phase of the organization’s growth.
Responsibilities
The PM/CM will assist senior
management during the planning and implementation of
new projects. The focus of
these projects is management and improvement of the Yard’s
waterfront.
The PM/CM will be involved in all aspects of project
management from planning, budget and scope development
to design, permitting, vendor procurement and construction
management, to certificates of completion and project
closeouts.
The PM/CM will be responsible for managing multiple
design and construction projects concurrently, ensuring
that they remain on schedule and within budget.
The PM/CM will be responsible for preparing Requests
for Proposals and/or Requests for Bids, assisting senior
management in the evaluation process, preparing necessary
contract documents, maintaining project files and schedules,
and will propose and implement strategies for achieving
more comprehensive and streamlined systems and procedures.
The PM/CM will interface and negotiate with architects,
engineers, program managers, construction managers, general
contractors, sub-contractors and clients.
Qualifications
At a minimum, completion of a four to six year course
of study majoring in structural engineering resulting
in either a Bachelor of Science or Master of Science
Degree and no less than ten years of experience, with
a focus on waterfront engineering and construction projects.
The prospective candidate must also possess:
Strong understanding of and background in project management/construction
management;
Experience in planning, managing and coordinating design
and construction projects;
The ability to work in a small, entrepreneurial environment,
and be a self-starter;
The ability to think creatively and provide a positive
contribution toward the success of a project;
A commitment to teamwork and an integrated approach
to project delivery;
Excellent verbal and written skills, with the ability
to communicate and interact at all levels of management
and staff;
Computer proficiency including AutoCAD, PowerPoint and
project management software; and
Experience with preparing permits for construction work
in New York City is highly desirable.
Compensation and Benefits
Compensation will be commensurate with experience and
qualifications.
