Summary
The Brooklyn Navy Yard Development Corporation (BNYDC) is a not-for-profit corporation that serves as the real estate developer and property manager of the Yard on behalf of its owner, the City of New York. The Assistant Chief Engineer will participate in the development and execution of various engineering projects. They will provide statistical reports and data on such projects, carefully documenting the process and developing policies & procedures for future projects.
Areas of Responsibility
- Key personnel responsible for operating, repairing, and maintaining all HVAC systems and associated equipment
- Consults with tenants, architects, engineers, and contractors regarding preliminary layout, construction procedures, code requirements, and equipment specifications
- Conducts health and safety surveys of structures; establishes and implements ongoing preventative maintenance plans including carpentry, electrical, heating, ventilation, plumbing, HVAC, and HVAC maintenance contracts
- Maintains compliance with City, County and State ordinances and codes
- Supports afterhours building activities and emergencies
- In coordination with Chief Engineer, prepares operational procedures
- Supervises, trains, and assists staff
- Performs facility walkthroughs for data gathering, photography of equipment, audits and inspections
- Interacts with tenants to interpret their needs and represent them in the field
- Completes work orders on facilities’ mechanical, electrical and other installed systems
- Inspects and repairs interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
- Tests, inspects, and troubleshoots equipment installation
- Monitors contractor performance to ensure work is completed according to specifications
- Performs other duties and ad-hoc projects as assigned
Required Skills and Abilities
- 5+ years field experience in plumbing (threading/brazing pipes), electrical low/high voltage, actuators, sensors, motors, transformers, stats, package, split A/C’s including trouble shooting, recovery and charging refrigerant, mechanical, seals, bearing, shafts removal and installation, filters replacement
- Strong project management, planning, and organizational skills
- Excellent oral and written communication skills
- Must be able to multi-task effectively and manage multiple deadlines
- Proficient with Microsoft Office tools, specifically Excel and Word
- Ability to establish good working relationships with tenants, contractors, sub-contractors, clients, and employees
- Ability to look for new ways to improve internal processes and workflow
Required Certifications
- HS Diploma or GED
- EPA Universal Technician
- Sprinkler S-12 Certificate of Fitness (FDNY)
- Standpipe S-13 Certificate of Fitness (FDNY)
- Q01 Refrigeration Machine Operators License
- F89 Fire & Life Safety Director (FSLD) (Must obtain within one year if not already certified)
Preferred
- OSHA 30-hour or OSHA 511 Course
- Category 7G Cooling Tower Water Treatment License (DEC)
