The Brooklyn Navy Yard Development Corporation (BNYDC) is a not-for-profit corporation that serves as the real estate developer and property manager of the Yard on behalf of its owner, the City of New York. The Vice President of Facilities Management is a strategic, hands-on leader responsible for the comprehensive oversight of all facilities operations, infrastructure, and systems across a 300-acre mixed-use campus inclusive of 60 buildings, ranging in size from 1,500 to 1 million square feet. This role has 4 direct reports and oversees a total team of 57, inclusive of specialized maintenance trades and custodial operations. They ensure operational excellence, regulatory compliance, tenant satisfaction, and long-term sustainability while supporting BNYDC’s growth.
Areas of Responsibility
- Serve as the lead for facilities strategy and operations across the Brooklyn Navy Yard campus, aligning facilities management initiatives with organizational, financial, and sustainability goals
- Direct all aspects of facilities management across a diverse portfolio of buildings and open spaces, including historic properties, active industrial spaces, creative offices, retail, public plazas, and waterfront infrastructure
- Provide leadership oversight across multidisciplinary, Unionized teams including HVAC engineers, maintenance (plumbers, carpenters, electricians), custodial, and third-party vendors/contractors
- Lead and develop a team of people managers by providing professional coaching, mentorship, and routine performance feedback
- Establish and maintain a comprehensive asset management and lifecycle planning program for all buildings, infrastructure systems, and site utilities
- In collaboration with Senior Directors of Maintenance, develop and implement operational plans for specialized trade work and infrastructure, including HVAC, boilers, and high-voltage electric
- Develop and implement short and long-term strategies for campus-wide repair and preventive maintenance, including managing work generated through inbound work orders and feedback from Property Managers
- Partner with executive leadership to prioritize and implement long-term infrastructure investments and campus modernization initiatives
- Develop and implement data-driven facilities management practices, including the use of computerized maintenance management system (CMMS), building analytics, and operational performance dashboards
- Develop and share reports on project and building performance and progress for staff and company leadership
- Implement a centralized Building Management System (BMS) for all facilities operations
- Oversee large-scale procurement and performance of service contracts
- Collaborate with property managers, leasing, design & construction, and other cross-functional teams to ensure seamless coordination of capital projects
- Drive sustainability and energy performance improvements across the site, including green infrastructure, waste diversion, and utility usage tracking
- Monitor the performance of all mechanical, electrical, and plumbing (MEP) systems
- Provide strategic direction for facilitating Yard-wide events (upwards of 250 per year)
- Lead emergency preparedness and response plans for all building systems
- Prepare and manage budgets for maintenance, custodial, engineering, and inventory
- Manage and track a work order system in response to tenant ticket requests
- Ensure full compliance with building codes, OSHA regulations, and environmental laws
- Develop and implement policies, quality standards, and trainings for all facilities teams

Required Skills and Abilities
- Expertise in building maintenance & custodial services including (but not limited to) equipment operation, floor care, HVAC, plumbing, electrical systems, carpentry, etc.
- Expertise in building systems, infrastructure, capital project management, and sustainability practices
- Strong strategic planning and organizational leadership skills with the ability to align facilities operations with institutional and financial goals
- Demonstrated experience in asset lifecycle management and long-term capital planning for complex building portfolios
- Experience implementing and managing Computerized Maintenance Management Systems (CMMS) and data-driven facilities operations
- Knowledge of emergency preparedness, business continuity planning, and large-scale incident response
- Strong vendor management and contract negotiation skills
- Demonstrated ability to lead, motivate, and cultivate a positive culture for large, multidisciplinary, and unionized workforces
- Familiarity with Auto CAD and the ability to read blueprints and floor plans
- Familiarity with NYC building codes, local permitting processes, and regulatory agencies
- Familiarity with Safety Data Sheets (SDS) and safety protocols
- Ability to develop and meet budget & quality control goals
- Excellent communication, organizational, and decision-making skills
- Proficiency in Microsoft Office required
- Building Automation Systems (BAS) experience required; certification preferred
- Experience with Yardi Facilities Management preferred
Required Qualifications
- Bachelor’s degree in Engineering, Facilities Management, or a related field required
- 12+ years of progressive leadership experience in facilities or property management, preferably in a mixed-use, institutional, or campus type environment
- 10+ years of experience managing maintenance and custodial teams, with 5+ years of experience managing people leaders and vendors/contractors
- 5+ years of experience working with a Unionized workforce
- Active, valid driver’s license required
- OSHA 10-hour certification
- Must be able to work weekends and evenings as needed
